  • Our extensive experience with new construction enables our buyers looking to build a home select the best builder. We negotiate favorably for the buyer not only with price and terms but with what options might be included.
  • Based upon the buyers criteria in a property to purchase we will provide them with comprehensive listing information on all available homes in the areas of choice.
  • Once a resale property is selected to purchase we will prepare an analysis of comparable properties to assess for value and review public records of the subject property.
  • If the buyer pursues a short sale we will recommend that they use an attorney and/or a loss mitigator to work through the process with seller’s lender(s), (if seller does not have their own) to represent them during the transaction. We will update the buyer regularly as a short sale may take a lengthy period of time before it’s been approved by all parties.
  • Whether a normal resale or a short sale we will arrange for all the proper inspections and any authorized repairs and services needed prior to closing.
  • We will follow up with a buyer’s lender, attorney and/or title Company to ensure a smooth and successful closing.
  • Sherwin will personally attend the closing.
  • We will remain available to our buyers after purchase to assist in any way we can with various needs adjusting to their new lifestyle.
